All of Bettina's clients who are US tax residents and are planning to purchase a home in San Francisco are offered a free financial and tax evaluation performed by her. This evaluation looks first at the client's current situation and then develops several purchase scenarios at various different price levels.

The evaluation looks at income, itemized deductions, tax savings, housing costs and take-home pay. After the evaluation the client will have an excellent idea of how much to spend on a home and how this will change their taxes and take-home pay. The client will receive a print-out of all calculations to take home.

This is very different from a prequalification done by a Mortgage Broker, and looks at the client's individual tax situation, taking Alternative Minimum Taxes into consideration, and does not look at ratios of debt or credit scores. It takes into account the client's current and desired lifestyle.

Your free session lasts between 1 and 1 1/2 hours. Helpful items to bring to your session are your latest payslip and your last tax return. However, none of these items are required as long as you can provide accurate information on the amount and type of your household income. The more information you can provide the more accurate the tax evaluation will be.

  • Assistance with your tax deductions: Once your property purchase has been completed I will assist you in my capacity as a CPA to help you figure out how to adjust your withholding taxes for the following year so that you will pay the correct amount of income tax in the future.
